Austin, TX Real Estate & Community Guide

Austin's city limits are irregular and include parcels in Williamson and Hays counties. Many addresses with an Austin mailing address are outside the city limits and inside a MUD or an ETJ. Home in Belterra and Highpointe are examples; these communities are considered Dripping Springs, and feed to Dripping Springs ISD, but have an Austin address.

Neighborhoods and communities in Austin

  • Barton Creek

Canyon lots, limestone hills, and a private golf community minutes from downtown Austin — West Austin's Barton Creek, where space and privacy come standard.

  • Tarrytown

Established Central Austin west of MoPac — tree-lined streets, Lake Austin on the edge, minutes to downtown and UT. Old Austin at a premium.

Austin has grown in rings: the original grid, the streetcar-era neighborhoods, the postwar suburbs now inside the loop, and the annexed edges. Each ring has its own housing stock, tax situation, and rhythm.

Is Austin a good place to live?

Living in Austin means choosing a neighborhood first and a house second. Central neighborhoods are older, closer, and more expensive per square foot; the edges trade distance for newer construction and larger lots. Traffic shapes daily life more than most newcomers expect, so where you work matters as much as where you sleep.

The city's parks, trails, and creeks are part of the appeal: the Barton Creek Greenbelt, the Butler Hike-and-Bike Trail around Lady Bird Lake, and a chain of neighborhood parks. Water restrictions and summer heat are the practical realities to plan around.

Is Austin good for commuters?

Commute times depend on which side of the river and which highway you use; Mopac, I-35, and 183 carry most of the load, and each has predictable choke points. Public transit is CapMetro buses and a single rail line. Drive time from the Lakeline area in Austin's far north to downtown during peak drive time can run 30-35 minutes. Drive time from Circle C in the southernmost part of Austin can run 25-30 minutes to downtown during peak drive time.

How much does it cost to live in Austin?

Property taxes inside the city combine Travis County, the City of Austin, Austin ISD (or another district by address), Austin Community College, Central Health, and in some annexed areas a MUD. The City of Austin's homestead exemption and the school-district exemptions reduce the taxable value for owner-occupants.

Questions buyers ask

Austin: frequently asked questions

Is Austin a good place to live?
For many people, yes, with the caveat that the answer changes by neighborhood and by commute. Start with where you need to be on a weekday, then look at the neighborhoods within a tolerable drive.
Which school district serves Austin?
Mostly Austin ISD. The city also contains parts of Del Valle, Eanes, Leander, Manor, Pflugerville, and Round Rock ISDs, plus a small slice of Lake Travis ISD. District boundaries do not follow city limits, so check the district's boundary map for the exact address.
Are there HOAs in Austin?
Older central neighborhoods usually have none. Newer subdivisions and condo regimes almost always do. The listing and the title commitment will say.
What is the City of Austin's property tax rate and homestead exemption?
The City of Austin grants a 20% general residence homestead exemption (minimum $5,000), and the city's adopted rate for FY 2026-27 is $0.579948 per $100 of taxable value. That is only the city's share; Travis County, your school district, Austin Community College, Central Health, and any MUD are billed on top of it. (City rate and exemption as of September 2026.)
